Residential Conversion

Hunt Commercial was instructed to advise their clients on the potential of converting their current care home into a residential dwelling and apartments. The client had owned and run the care home for 20 years and had tried to sell as an ongoing business for several years unsuccessfully. Therefore they decided to speak with us to determine the best route for conversion.

The current property was a mixture of two dwellings, forming two and three stories that had been joined to allow for one larger unit. Hunt Commercial attended site and carried out a full measured survey to allow for detailed plans of possible layouts to utilise and maximise the proposed use of the premises.

Once the initial designs for the site had been prepared and approved by the clients a pre-planning application was submitted to the local authority to determine whether the planning authority was in agreement with the proposal.

The response back from the council was positive and a full planning application was prepared and submitted with final design details for the proposal. The proposal allowed for the separation of the current buildings back into two with one side forming and creating a 5 bedroom detached dwelling house with a two-storey front extension and the other side forming a three-storey building housing 5 apartments with a small two-storey rear extension. Full planning approval was given in early 2018

Hunt Commercial are currently working closely with the clients to prepare building regulation and tender documentation to enable the works to be started as soon as possible.
